GOT QUESTIONS?

Everything You Need to Know

Whether you're a property owner, resident, applicant, or have a maintenance question, we've organized our most frequently asked questions below to help you find answers quickly. Select your category to get started.

PROPERTY OWNERS

Property Owner FAQs

Find answers to common questions about fees, reporting, your owner portal, and getting started with QC Property Management Group.

  • What are your property management fees?

Our management fees are competitive and structured as a percentage of your property's monthly rent. The exact rate depends on the property type, location, and scope of services. We encourage you to contact our team for a personalized quote tailored to your investment goals.
  • How do I access the owner portal?

Upon completing onboarding, you will receive a secure login link to the owner portal via email. The portal provides 24/7 access to financial reports, maintenance updates, inspection records, and lease documents — all in one convenient place.
  • What kind of financial reporting do I receive?

Owners receive detailed monthly statements outlining income and expenses for each property. Year-end summaries are also provided for tax preparation, and real-time income and expense reports are always accessible through the owner portal.
  • Do I need to approve maintenance work before it's done?

You set a pre-approved spending threshold during onboarding. Repairs that fall below that amount are handled promptly by our maintenance team without requiring your individual sign-off. Any repair exceeding your threshold is submitted to you for approval before work begins.
  • What does the onboarding process look like?

Getting started is straightforward. The process follows three steps: an initial consultation to understand your goals, a property evaluation and account setup, and then full activation. From start to finish, onboarding is typically completed within 7 to 14 business days.

RESIDENTS

Resident FAQs

Everything you need to know about living in a QC Property Management Group home — from moving in to lease renewals.

  • How do I renew my lease?

You will receive a lease renewal notice 60 to 90 days before your current lease expires. Review the updated terms at your convenience and confirm your renewal through the resident portal or by contacting our leasing team directly.
  • How do I pay rent?

Rent can be paid online 24/7 through the secure resident portal using ACH bank transfer, debit card, or credit card. Autopay is also available for added convenience — see the Rent Payments section below for full details.
  • What should I expect at move-in?

Our leasing team will coordinate a thorough move-in walkthrough with you. You'll receive a digital inspection report documenting the property's condition, and keys will be handed off once all move-in requirements are complete. We want you to feel settled from day one.
  • What should I expect at move-out?

A scheduled move-out inspection will be conducted after you vacate. Our team will provide guidance on returning the property in good condition. Your security deposit will be processed and returned within the timeline required by North Carolina state law.
  • How do I submit a maintenance request?

Submit maintenance requests anytime through the resident portal. For non-emergency issues, expect a response within 1 business day. Emergency maintenance issues are handled immediately — see the Maintenance section below for emergency contact details.

APPLICANTS

Applicant FAQs

Thinking about applying for one of our available rentals? Here's what to expect from the application process.

  • What are the application requirements?

Applicants typically need to provide proof of income (2 to 3 times the monthly rent), a valid government-issued photo ID, rental history references, and consent to a credit and background check. All adult occupants must complete the application.
  • Is there a credit or background check?

Yes. A soft credit inquiry and background screening are conducted for all adult applicants as part of our standard review process. Results are evaluated holistically alongside income, rental history, and other qualifying factors.
  • How long does the approval process take?

Most applications are reviewed and decided within 1 to 3 business days after all required documents have been submitted. Incomplete applications may take longer, so we recommend submitting everything at once for the fastest turnaround.
  • What documents do I need to submit?

Typically required documents include: a government-issued photo ID, recent pay stubs or bank statements (last 2 to 3 months), previous landlord contact information, and a completed application form. Additional documentation may be requested as needed.
  • Can I apply for a property I haven't toured yet?

We strongly recommend scheduling a tour before submitting an application so you can see the property firsthand. That said, pre-applications are accepted. Visit our Available Rentals page to browse current listings and request a tour.

MAINTENANCE

Maintenance FAQs

We provide 24/7 maintenance support for all residents. Find answers to common maintenance questions below.

  • How do I submit a maintenance request?

Log in to the resident portal at any time to submit a maintenance request. Include a description of the issue and attach photos if available. Our team reviews all incoming requests promptly and will follow up with next steps.
  • What counts as a maintenance emergency?

Emergencies include active flooding or water intrusion, gas leaks, complete loss of heat or air conditioning, fire or smoke, and security issues such as broken locks or compromised entry doors. For any emergency, call our 24/7 maintenance line immediately — do not wait to submit through the portal.
  • How quickly will my request be addressed?

Non-emergency requests receive a response within 1 business day and are typically resolved within 3 to 5 business days, depending on scope and part availability. Emergency issues are dispatched immediately, 24 hours a day, 7 days a week.
  • Will I be notified about the status of my request?

Yes. You will receive status updates through the resident portal as your request progresses — from initial submission through scheduling, work in progress, and final completion. You're never left wondering where things stand.
  • Am I responsible for any maintenance costs?

Residents are responsible for repairs resulting from negligence, misuse, or damage beyond normal wear and tear. Routine maintenance and repairs due to normal wear and tear are handled by QC Property Management Group at no cost to the resident.

RENT PAYMENTS

Rent Payment FAQs

Paying rent should be simple. Here's everything you need to know about payment methods, due dates, and keeping your account in good standing.

  • What payment methods are accepted?

Rent can be paid online via ACH bank transfer, debit card, or credit card through the secure resident portal. Electronic payment is the fastest and most reliable method, and ACH transfers are free of charge.
  • When is rent due each month?

Rent is due on the 1st of each month. A grace period may apply depending on the terms of your lease agreement. Please refer to your lease for the specific grace period and late fee details applicable to your unit.
  • Are there late fees?

Yes. Late fees are assessed after the grace period outlined in your lease has passed. To avoid late fees entirely, we recommend setting up autopay through the resident portal so your rent is submitted automatically each month.
  • How do I set up autopay?

Log in to your resident portal and navigate to the Payments section. From there, enroll in autopay and select your preferred payment date and method. ACH bank transfer autopay is free of charge and the most seamless option.
  • What should I do if I can't make a payment on time?

Contact our resident services team as soon as you are aware of a potential delay. Proactive communication goes a long way — please do not wait until after the due date has passed to reach out. We're here to help find a resolution.

LEASING

Leasing FAQs

Learn what to expect throughout the leasing process — from your first tour to signing your lease and beyond.

  • What lease terms are available?

Standard lease terms are 12 months. Shorter or longer lease terms may be available for select properties depending on owner preferences and availability. Contact our leasing team to inquire about flexible term options on a specific listing.
  • What is your early termination policy?

Early termination requires written notice to our leasing team and typically involves an early termination fee as specified in your lease agreement. The exact terms vary by lease. Please contact us as soon as possible to discuss your situation so we can work through the process together.
  • Are pets allowed, and is there a pet deposit?

Pet policies vary by property and are determined by the property owner. Where pets are permitted, a non-refundable pet fee and/or monthly pet rent may apply. Check the individual property listing for its specific pet policy before applying.
  • What can I expect during the leasing process?

The process follows four clear steps: browse available listings and find the right home, schedule a tour with our leasing team, submit your application with the required documentation, and — upon approval — sign your lease and coordinate your move-in date. We're with you every step of the way.
  • How do I schedule a tour?

Tours can be scheduled directly from our Available Rentals page or by contacting our leasing team via the Contact page. We offer both self-guided and agent-led tours to fit your schedule and preferences.
